Becker Meisel’s attorneys are premier in assisting property owners in all aspects of negotiating the financing and close of secured loans for all aspects of real estate, from land acquisition loans to construction loans to permanent funding. We work with clients in securing loans from traditional sources, such as banks and other lending institutions, and in the obtaining of non-traditional loans, such as in the securing of bridge financing from private equity groups. We assist developers and other clients in loan workouts relative to real estate development projects. We work with title insurers and other parties in resolving title issues that may prevent lenders from financing real property as senior position debt may be in question. Recent experience of our attorneys includes:
• Representation of developer of a 536 unit townhouse and condominium development in Independence Township in procuring financing for site improvements and construction and subsequent refinancing of the original loan for site improvements and construction;

• Representation of developer of 114 lot subdivision in Readington Township in procuring financing for site improvements and construction;
• Representation of lender in take out of construction loan in the amount of twenty-seven million dollars ($27,000,000.00) and preparation of non- consolidation opinion for apartment complex in Barnegat, New Jersey;
• Representation of developer in negotiation and preparation of organizational documents for multi-million dollar project to build approximately 5000 homes in the area of Woodstock, New York;
• Representation of lender in preparation of organizational documents and non-consolidation opinions for multi-state series of shopping mall purchases and financing in the amount of one hundred and fifty-six million dollars ($156,000,000.00);
• Representation of investment fund in due diligence, investment structure for investment, acquisition of property, and negotiation of agreement with City of Paterson for creation of medical services village;
• Representation of developer in a 28 lot subdivision in Mt. Olive in procuring financing for land acquisition, site improvement and construction.
